HVAC and electrical are handled by our own crews as part of every project — in-house trades, not separate services. What we don't do is small handyman work — if the project doesn't transform the home, we're probably not the right call.

We're based in Orange County and work throughout it — Yorba Linda, Anaheim Hills, and the surrounding North OC cities are our home turf. For the right project we'll travel further; just ask.

From there you get a line-item scope and schedule — what's included, what's excluded, and what each phase costs. No allowance games, no mystery numbers.

It depends on scope and permitting, and we'd rather give you a real number at the walkthrough than a pretty one here. What we can promise: the schedule we give you is one we've built to hold, because our own crews handle the phases where remodels usually stall.

Yes — all of it. Plans, engineering coordination, city permitting, and every inspection through final sign-off. Our projects are built to be inspected; it's part of why the homes we've sold appraised the way they did.

Our own team runs the job daily, and our own crews handle general construction, HVAC, and electrical. For specialty trades we bring in the same trusted subs we used on our own investment properties — people whose work we've already paid for with our own money.

Sometimes, depending on scope. A full studs-out remodel usually means moving out for the heavy phases; a staged remodel can sometimes work around you. We'll be straight with you about which one your project is at the walkthrough.

Yes — licensed and insured for general contracting, HVAC, and electrical work in California. License details are available on request and included with every estimate.
